What we do

Two things. You tell us what you are planning, we pass it to one local kitchen company who comes out and quotes it. That part takes a phone call. The rest of this site is the other thing: a written record of what a kitchen costs in this market, what the housing stock is like, how the City permits the work, and what the coastal zone does and does not require.

The second part exists because kitchen quotes are unusually hard to compare. Cabinetry alone can be a third of the budget and the same word covers three very different products. Stone is often quoted as an allowance. And on a pre-1980 house, two contractors can price the same room with entirely different assumptions about what gets brought up to current code. Knowing what the words mean turns three quotes into a real comparison.

The four steps

1. Describe what you are planning. Call the number or send the form. The address, what you want changed, and whether the layout stays or moves. Three minutes.
2. One local kitchen company gets in touch. The remodeler covering your area rings to talk it through and arrange a time to measure the room.
3. On-site measure and a written quote. The room measured as built, the appliance and cabinetry brief taken, what can be seen of the existing services checked, and a written scope with a price.

Who calls

• Owners of a mid-century house who want the wall gone. Newport Heights, Eastbluff and the Costa Mesa side of the boundary, generally a 1960s or 1970s plan with a closed kitchen and a soffit. This is the largest group by some distance.
• Owners of an island or peninsula cottage. Small rooms, older services, tight access, and a design problem measured in inches rather than in square feet.
• Newport Coast and Big Canyon owners at the first refresh. A kitchen from 1998 or 2004 that works as designed and reads as dated. Cabinetry, stone, lighting and appliances rather than surgery.
• People preparing to sell or having just bought. Either pricing the work so it can be negotiated, or getting it done before moving in, which is by a wide margin the easiest time to do it.

What a well-run kitchen job looks like

• The drawings come before the demolition. Cabinet layout, appliance schedule and electrical plan agreed on paper. A kitchen designed as it is built is a kitchen with change orders in it.
• It is permitted work. Newport Beach adopted the 2025 California Building, Residential, Electrical, Mechanical, Plumbing, Energy and Green Building Standards Codes under Ordinance No. 2025-23, effective January 1, 2026, and permits are issued by the Community Development Department. The contractor handles that as part of standard scope.
• The contract is written and the payments are staged. California home improvement contracts are required to be in writing with the amount stated, a down payment limited to $1,000 or 10 percent of the contract amount whichever is less, and progress payments that cannot run ahead of the work completed. Those are the terms of the market, set out in Business and Professions Code section 7159.5.
• Lead times are stated before the deposit. Cabinetry sets the schedule, and the clock starts when the drawings are signed off rather than when the order is placed.
• The coastal zone question gets answered early. For interior kitchen work the answer is usually that nothing extra applies, but it is a five-minute conversation at the start rather than a surprise in week three.
