Will the electrical panel need replacing?

Sometimes, and it is worth establishing early. A 100 amp service can often still carry a modern kitchen if the range stays gas, but adding an induction range, a double oven or an EV charger on top usually pushes a house toward a 200 amp upgrade. A panel change in this market commonly runs $3,000 to $6,500, more where the utility service drop or the meter position also has to change. Certain older panel types are worth identifying early because some insurers take a view on them.

What is involved in switching from gas to induction?

A dedicated 240 volt circuit of adequate ampacity run from the panel to the range position, which means the panel has to have both a spare double-pole slot and the capacity to serve it. The existing gas line is capped off properly at the same time. Where the panel is on the opposite side of the house from the kitchen, the wire run itself can be the larger part of the cost. Households often make the change during a remodel because the walls are already open, which is the cheapest moment to do it.

Do older Newport Beach houses have plumbing problems worth expecting?

Two recur. Galvanised steel supply pipe, common in pre-1960 construction, corrodes internally and progressively reduces flow, so a kitchen that was fine in 1985 delivers poor pressure now. And cast iron drain lines, standard through the mid-century, eventually scale and crack. Neither is universal and neither should be assumed, but on a house from the 1950s or earlier both are worth looking at while the wall is open rather than through an access hatch two years later.

What about ventilation and make-up air?

A powerful range hood extracting several hundred cubic feet a minute has to draw that air from somewhere, and in a reasonably tight modern house that can mean pulling combustion products back down another flue. California code addresses this by requiring make-up air provision above a threshold exhaust rate, so a large professional hood usually comes with a make-up air duct and damper attached to the design. This is a decision that belongs at the drawing stage, because retrofitting a make-up air path afterwards is invasive.

How much of the budget is this work?

On a full remodel, rough electrical and plumbing together commonly run 12 to 20 percent of the total, before any panel upgrade or supply line replacement. It is the part of a quote homeowners are least equipped to compare, because two quotes can price the same kitchen with very different assumptions about what gets brought up to current code. Asking each contractor what they have assumed about the existing wiring and pipework makes the two quotes comparable.
