What a kitchen remodel costs in Newport Beach
Kitchen budgets are quoted as a single number and built from about a dozen. Here is every line with a Newport Beach range against it, the proportions the total breaks into, and a worked example on a real-shaped kitchen.
The three budget bands
Most Newport Beach kitchens land in one of three bands, and knowing which one you are in is more useful than a single average.

Waterfront and larger Newport Coast projects run beyond the top band, and that is a specification decision rather than a market rate. None of these figures include appliances.

These are installed prices covering labour, material and equipment. They exclude appliances, permit fees, association submission costs, and finish work outside the kitchen footprint.
Where the money goes
The proportions are remarkably consistent across full remodels, which makes them a useful sanity check on a quote. If cabinetry is 20 percent of a total, either the cabinetry is very cheap or something else is very expensive, and either way it is worth asking why.
Why coastal Orange County costs more
Three reasons, and none of them is a surcharge for the address.
- Labour rates. Trade rates on this coast sit above inland Orange County and well above the state average, and a kitchen is a labour-heavy job across six or seven trades.
- Specification expectation. The same 22 linear feet of cabinetry carries a different product here. Census estimates put the median home value in Newport Beach at the top of the reported scale, and specification tends to follow the house.
- Access. A hillside Laguna house reached by stairs, a Balboa Island lot served by a narrow alley, and a peninsula street in August all consume handling hours that a flat inland lot with a driveway never does. This is real money and it belongs in the quote explicitly.
A worked example
A 1972 house in Newport Heights. Kitchen is 190 square feet, closed off from the family room by a bearing wall, with a soffit above the wall cabinets. The owners want it opened up, semi-custom cabinetry, quartz counters, a modest island with no services, and the wiring brought up to current requirements. Appliances are supplied by the owner.

The same kitchen without the wall removal and its engineering lands around $72,000. With full custom cabinetry instead of semi-custom, it passes $115,000. Those two swings are the whole conversation on most projects.
What is usually excluded
- Appliances, unless the contract says otherwise.
- Structural engineering, which is a separate engagement with the engineer.
- Permit fees, which are set by the City and vary with valuation.
- Association submission and review costs where an architectural committee applies.
- Asbestos or lead abatement, which on pre-1980 housing is a real possibility in flooring adhesive, sheet vinyl backing and paint layers, and is handled by a specialist rather than the general trades.
- Anything found behind the wall: an undersized panel, galvanised supply pipe, or framing altered by a previous owner without a permit.
The last one is why a contingency belongs in the plan. Ten percent is thin on a pre-1980 house; fifteen is realistic, and unspent contingency is the most welcome line on any final invoice.
How to compare three quotes
Ask each contractor the same four questions and the numbers become comparable: what cabinetry line and construction type is priced, what dollars-per-square-foot the stone allowance assumes, what has been allowed for bringing the existing wiring and pipework to current requirements, and what is excluded.
