Kitchen remodeling on the Balboa Peninsula

Peninsula housing was built for a summer town and much of it still shows it. The classic plan is a narrow two or three storey house on a small lot with the kitchen on the main living level, opening to a deck or a patio rather than a formal dining room. Galley layouts dominate, and the improvement that changes a peninsula kitchen most is rarely more cabinetry: it is removing a wall or a bulkhead so the kitchen reads as part of the living space and borrows its light.

A high proportion of peninsula property is rented, and that shapes the brief. An owner remodelling a unit that turns over every year specifies for durability and for finishes that survive sand and salt, and cares more about a range hood that clears the room than about a bookmatched slab. An owner remodelling the house they live in specifies very differently. The same street carries both projects and they are not the same job.

Behind the walls, the peninsula has the same profile as the island: older services in the original stock, with galvanised supply lines and modest electrical panels appearing regularly in pre-1960 houses. On a full remodel, opening the wall is the cheapest moment to deal with either, and a quote that has looked at them is more useful than one that has assumed them away.

Working here means working off an alley. Deliveries, skips and crew parking all have to be arranged around the alley width and the neighbours who also use it, and in summer the whole peninsula becomes considerably harder to move around. Contractors who work the peninsula regularly plan the noisy and heavy phases for the shoulder seasons where the schedule allows.
